The Buckeye Plans Design Process

At Buckeye Plans, we make it simple to find—or create—the perfect home plan for your lifestyle. Whether you’re starting with one of our ready-to-build plans or commissioning something custom, here’s what to expect from start to finish.

Step 1: Explore & Get Inspired

Before scheduling a consultation, take a few minutes to browse our Farmhouse and Barndominium collections at buckeyefloorplans.com.
Make note of what you love—layouts, styles, or special features—and jot down what you’d like to change.

If you have inspiration photos, sketches, or other references, bring them! We can modify an existing plan or start from scratch to match your vision.

Step 2: Consultation & Project Start

When you’re ready to move forward, schedule a consultation ($250 booking fee with others, FREE with Buckeye Plans).

During your consultation, we’ll:

  • Review your selected plan or ideas

  • Discuss layout and elevation changes

  • Talk through your site, budget, and design goals

Once you decide to proceed, the full design payment is required upfront before drafting begins.
If engineering is required, it will be billed separately and must also be paid in full before that phase begins.

After payment, your project is added to our design queue and scheduled for production.

Step 3: Drafting & Design Updates

Our design team will bring your vision to life.
You’ll receive draft updates for review—usually within 2–4 weeks or less, depending on revisions and scope.

You’ll have the chance to request refinements until the design is approved.

Step 4: Engineering & Final Review

Once you’ve approved your plan, we’ll forward it to our engineering partner for review and stamped certification (if required).
This step ensures your drawings meet local building codes and are ready for permit submission.

We’ll also confirm whether additional documentation is needed for your local jurisdiction.

Step 5: Final Payment & Delivery

When design and engineering are complete, we’ll issue any remaining invoices (for added revisions or renderings).

Once final payment is received, you’ll receive a permit-ready PDF set and printed copies shipped to your door.
You can now take your plans to your builder and begin construction.

1. What is a stock plan?

A stock plan is a pre-designed set of construction drawings ready to build.
Each Buckeye plan has been crafted for functionality, cost-efficiency, and timeless appeal—and can be customized to fit your lifestyle.

2. Can I make changes to a plan?

Absolutely. All Buckeye plans can be modified.
Plan modifications start at $850 and may include layout adjustments, elevation changes, or alternate foundation types.
We’ll quote your requested modifications before beginning the work.

3. How much do Buckeye Plans cost?

Our plans start around $1,625, depending on size and complexity.

We also offer two full-service packages:

  • Gold Package – $2,500
    Includes a complete floor plan layout, elevations, foundation design (any type—slab, crawlspace, or basement), framing, roof, electrical, and plumbing layouts.

  • Platinum Package – $5,000
    Includes everything in Gold, plus additional 3D renderings, HVAC layout, site plan, up to four rounds of revisions, and DWG/CAD files for engineering or builder coordination.

4. What’s included with my plan purchase?

Every Buckeye plan includes:

  • Floor plans

  • Elevations

  • Foundation plan (slab, crawlspace, or basement)

  • Framing plan

  • Roof layout

  • Electrical & plumbing layouts

  • Window & door schedules

  • 3D renderings (per package)

  • Permit-ready PDF set

Our plans are suitable for most counties and states as-is.
However, if your jurisdiction requires engineered or structural plans, our design alone will not be sufficient for permitting.
In those cases, engineering must be purchased alongside the design to obtain a permit.

5. Are your plans engineered?

Yes! We offer engineered, stamped plans in 47 states, starting at $1,800.
Engineering ensures your drawings comply with all applicable codes and can be submitted for permit approval.

6. Can the plan fit my lot?

We’ll review your site information—setbacks, slope, and lot size—to confirm the fit.
You can send us your property dimensions or a Google Earth pin for assessment before design work begins.

7. Do you offer interior or landscape design?

Yes. We provide optional interior renderings, finish-selection packages, and landscape design add-ons.

8. How long does it take to get my plans?

  • Plan modifications: 1–3 days after order placement

  • Gold Package: 5–7 days to complete

  • Platinum Package: up to 14 days, depending on level of detail

These timelines cover design production; allow additional time for engineering if required.

9. Can I build the plan more than once?

Each plan purchase includes a single-use license for one build.
Builders can contact us directly to purchase a multiple-use license if they wish to construct the same plan more than once.

10. What’s your refund policy?

Because our plans are digital and custom-produced, all sales are final and non-refundable once design work has started.

11. What if I can’t find the perfect plan?

We’ll help you create it.
Our Concierge Design Service allows you to modify an existing Buckeye plan or start a fully custom design built around your ideas, budget, and lot.

12. Do you offer materials or builder services?

Yes — Buckeye Plans offers complete material packages and direct product sourcing.
We supply:

  • Aluminum windows & doors

  • RTA or custom cabinetry through our manufacturer partners

  • Lighting fixtures and ceiling fans

  • And virtually any product you want sourced for your build

We also have our own Builder Network, allowing us to connect you with trusted builders who can install or construct your plan for a turnkey experience.
